What it costs
Filming, listing and hosting are free. Our fee is 75% of the first month's bare rent, with a floor of €350 and a ceiling of €900. Amounts include VAT.

For comparison, a normal letting agent usually charges a full month's rent plus VAT.
One fee, once
We invoice after the rental contract is signed and after your tenant has confirmed the home matches the video. Payment within 14 days.
No tenant, no invoice.
No listing fee, no monthly charge, no cut of later rent. Filming costs nothing even if you then decide not to list.
How it runs
From your first email to a signed contract usually takes a few weeks, and about an hour of your time.

What we need from you
Short and practical. Without these we will not list the home.
- Proof that you own the property or may otherwise let it, and that letting it breaks no mortgage, lease or owners' association rule.
- The permit Rotterdam requires for your kind of letting, such as a kamerverhuurvergunning.
- A deposit of no more than two months' bare rent, returned within the statutory period.
- Service costs that reflect actual costs, with a yearly statement for your tenant.
- A written rental contract, and the statutory information for the tenant before signing.
- Selection on the criteria set out on our tenant selection page, with no distinction by origin, faith, sex, orientation or disability.
- Written consent from a sitting tenant before we enter their space.
What landlords ask us
Why would I agree to the 48-hour check?
Because it costs you nothing. We put our own invoice at stake, not your rent or your deposit, which come to you directly from your tenant. It brings you students who would otherwise never sign from abroad.
What if the tenant says the place does not match?
We compare it against the footage and ask you to put it right. If the complaint is fair, we do not invoice and we take the listing down. If it is not, we invoice as normal.
What if the tenant leaves after two months?
The fee stays paid. Email us and we refilm and relist at no cost, as long as nothing structural has changed.
What if I let to your tenant outside Mello?
The fee is still due if you sign within six months of the introduction with someone we introduced. That is in the landlord agreement.
Do you handle the contract?
No. We are not an agent and we do not give legal advice. You use your own contract, or your own lawyer's.
